Discount for the small size is easy to factor in...unless you *need* a small size and very few nice bikes on the market will fit. Then it's whatever you have to pay...

I ride a 49-52m seat and 52cm top tube. And it's the top tube that's the gating factor for me. Not much interesting stuff comes up in that size these days...fortunately...

It is nice isn’t it? I have a couple of 8 speed groups and a 10 speed group on the shelf. Maybe I should make a pitch for frame and fork.

If everything is in like new condition I think your friend got a very good deal.

Yes, those components are not the latest and greatest, but unless you're someone who really likes bling, who really does need that?
