Some years ago (15 perhaps?) I had a client buying a very nice view home in La Jolla for cash. He was moving from a home on Lake Tahoe since he was no longer skiing. He told me selling his home was as good as done because his next door neighbor had been after him to buy it for years. I had seen similar "promises" go south when it became time to come up with the cash. I asked him if he was sure his neighbor could really complete the deal and he told me his neighbor was Ray Dolby and he wanted the property for a guest house. Everything closed on time.
